Villa Regia enjoys an elevated position in the picturesque town of Cavtat, only 10 minutes from the airport and 25 minutes from Dubrovnik Old Town. Cavtat and its surrounding area are immensely captivating. You will discover fortresses, a stunning coastline with beautiful beaches, ancient necropolises, the beautiful Bay of Kotor, a wonderful promenade lined with fishing boats and artisan shops, some fabulous museums and gardens and some excellent restaurants. Cavtat is cradled by mountains and lush swathes of pine and cypress forest, and is rich in cultural history. The town cemetery contains the Racic family mausoleum, designed by the sculptor Ivan Mestrovic. The Epidaurus Festival of Music is held every year in Cavtat. Villa Ragia’s location is also perfect for popping across the border to visit gorgeous Montenegro.
When you stay in a brand-new property, you know that everything is sparkling, shiny and beautifully presented. That is exactly what you get at Villa Regia. The living space is open plan in design, with a feature fireplace separating the dining area and the living area. The kitchen is just off the dining area, with its glossy white cabinetry and outstanding appliances. There is also a separate utility area next to the wine cellar for laundry. Stylish navy blue sofas face each other in the living area, a lovely, friendly space for family games or watching enormous television. The living and dining areas enjoy the same contemporary light fixtures that certainly catch your eye. Huge floor-to-ceiling doors open from both spaces to the terrace. The wine cellar is seriously impressive and the perfect place to try some delicious local wines.
The main bedroom suite is gorgeous with a private balcony to enjoy sensational sea views, a super comfy king-size bed and a fabulous ensuite bathroom with a bath. The other two bedrooms are equally lovely with king-size beds, immaculate ensuite shower rooms, safes and televisions.

The fabulous Villa Regia boasts a gorgeous elevated location in Cavtat, close to the sea and Cavtat’s wonderful array of shops, cafés, bars and restaurants. The villa offers bicycles and a Vespa so that you can explore this wonderful, captivating area.
The House of Vlaho Bukovac is very close to the villa. This superb museum is dedicated to the Croatian painter born in Cavtat in 1855. He started his artistic career in Paris and returned to Zagreb in 1893. The Racic Mausoleum, also close to the villa, was built in 1921, designed by the famed Croatian sculptor and architect Ivan Mestrovic using beautiful white stone from the island of Brac. The Racic family were a well-known ship-owning family from the town. The harbour built Our Lady of Snow Monastery in the 15th and 16th centuries. It is worth a visit. Cavtat enjoys a rich cultural history, with folk costumes, embroidery and traditional dances very important in the region. These can all be seen in the nearby village of Cilipi where, on Sunday mornings in the spring, summer and early Autumn, the locals gather in the main square in traditional costumes to sing and dance. It is a very jolly affair, and visitors enjoy a warm welcome. Cavtat hosts a bustling summer festival from June to September with cultural performances, including music, dance, street performances, and more. The summer carnival takes place in early July for two days each year. The first weekend in September is klapa, which is traditional a cappella singing in various venues around the town.
Dubrovnik’s Old Town is incredibly beautiful. It is captivating with its breathtaking natural beauty, rich historical heritage, and a fantastic array of restaurants, cafés, bars, unique shops, monuments, churches, and palaces. Visitors soak up the romantic atmosphere walking along the Stradun, the main thoroughfare and its narrow streets, admire the countless ancient buildings, taste the delicious city’s rich gastronomic delights, enjoy Croatian wines and be left breathless with its harmonious beauty. You can taste signature dishes such as rozata, kotonjata or black risotto. If you are lucky, you will get a table by the harbour. During the summer, visitors can enjoy the Dubrovnik Summer Festival with music, theatre and dance performances. There are plenty of boat trips from the harbour, though you can also do that in Cavtat.
Mlini is a small, idyllic fishing village located halfway between Cavtat and Dubrovnik with a charming harbour, a delightful pebble and sand beach, cafés and restaurants and the most stunning sunsets. Mlini gets its name from the numerous freshwater wellsprings previously used to power the local flour mills. As in Dubrovnik, visitors can take a water ferry to visit the island of Lokrum, where some of Game of Thrones was filmed. It is the ideal spot for a delicious picnic, wandering around beautiful gardens, or visiting the popular saltwater swimming location named the ‘Dead Sea’.
The stunning Bay of Kotor is also known as Boka. It is the winding bay of the Adriatic Sea and the southernmost point of Dalmatia, bordering Montenegro. The bay’s well-preserved medieval towns of Kotor, Risan, Tivat, Perast, Prcanj and Herceg Novi and the stunning natural surroundings are well worth the visit. Kotor’s Natural and Culturo-Historical Region was designated a UNESCO World Heritage Site in 1979.
