Luxury Vacation Home Rental Information

Why rent a luxury vacation home, villa or apartment?

Renting a Time & Place luxury vacation home is ideal if you are looking for good value, privacy, space, convenience and impeccable service. When compared to a luxury hotel our homes provide great value, and you enjoy lots of additional space: ample living rooms, gourmet kitchens, several bedrooms and private bathrooms, and, in some cases, even your own private pool and/or spa. Time & Place homes allow you to relax and create memories with your family and friends – under one roof. Plus our Concierges provide the knowledge, inside information, and access to help make your vacation special and memorable.

Is there a minimum length of stay requirement at your properties?

The minimum lengths of stay at our Time & Place homes vary depending on the home. Minimum stay periods range from 3-7 days in most cases during high and peak seasons. In rare cases, minimum stay periods can be as much as 14 nights. For more specific details, please inquire with one of our Time & Place representatives.

Is there a certain day of the week for arrivals?

Most Time & Place luxury vacation homes allow arrivals any day of the week, although few of the homes may have restrictions. Please ask us about the particular home you are considering.

Are your properties appropriate for large groups?

Yes, many of our homes are the perfect setting for large gatherings such as family reunions and corporate events. We will be happy to help you find the best luxury vacation home that meets your needs.

Are there any restrictions regarding children?

No, none of our homes restrict children and some may even offer cribs for rent. However, you should be aware that not all properties are “child-proof” or child-friendly because of their architecture.

Are pets allowed?

Unfortunately, we do not allow pets at any of our luxury vacation rentals.

Are the vacation homes air-conditioned?

It depends on the home you are renting. Some luxury vacation homes have central air conditioning, others only have air available in the bedrooms, and some may have only fans. Please inquire when making a reservation.

What about WiFi and cable/satellite?

Most of our homes have complimentary wifi, along with cable or satellite TV, however, only a few homes offer computers. Please inquire about the particular vacation home you are interested in.

Are the photos of the vacation homes on your website the exact home we will be staying in?

Yes. All of our vacation home rental photos showcase the exact property you will be residing in, with exception of resort units that are very similar.

Pricing & Fees

Some luxury vacation services charge a membership fee and annual dues. Does Time & Place?

No, Time & Place lists prices much the same way hotels do. Our prices are based upon the property you select and the dates and length of your stay. There are absolutely no membership fees, annual dues or long-term commitments when you book through Time & Place.

Are rental rates per person or per home? Are there limits to the number of people that can stay at a property?

The price of Time & Place luxury vacation rentals, as posted on our website, reflect the rate for the entire home and not per person. Please note that all prices and details are subject to change.

Are there limits to the number of people that can stay at a property?

Each home has a maximum occupancy based on the ideal sleeping accommodations for the home.

Do home rental prices fluctuate depending on season?

Yes – please visit our individual property pages for more pricing information. You may also email or call a Time & Place representative for more information.

Are there tax and service charges for your properties?

Most destinations require a mandatory government tax, which ranges from 3% to 20% depending on the location. In addition, there are service fees and applicable housekeeping charges. All charges will be stated upfront in your contract, and must be paid along with the rental fee.

Will you place a courtesy hold on one of your homes for me?

Yes, in most cases we can hold a home for you to give you time to make a decision. Once we provide you with a contract to review, you can take 48 hours to confirm your reservation with no financial commitment on your part. If it is not possible to hold your requested dates your Time & Place representative will let you know.

When are payments due for my Time & Place rental?

50% of your total payment is due in order to confirm your reservation. We accept Visa, MasterCard or American Express. We also accept wire transfers and checks. The remaining 50% is due 90 days before your arrival date. If you are within 90 days of your travel, we require payment in full.

What is your Cancellation policy?

Payments are non-refundable, unless we are able to rebook all or a portion of the dates (portions will be prorated). If we are able to rebook that particular home for those dates, we will provide a refund, minus a 25% service fee.

Do you require security deposits?

Security deposit terms vary by home. Security deposit requirements can range from cash, credit card charge, or credit card hold or valid insurance policy. Most security deposits will be collected upon booking. Some security deposits will be collected at time of arrival. Security deposit rules will be discussed with you at time of booking and will be detailed on your contract.

What are some additional expenses I can anticipate (for example, airport transfers)?

Select vacation rental homes come with some additional amenities above and beyond the home. Please check the property page for more details. Otherwise, the majority of our vacation rental homes do not include food costs, transportation or activities. Tax and gratuity for these types of expenses are also not included.

Goods and Services

What kind of concierge services does Time & Place offer?

Our local, on-site Concierge will be your main contact before your trip and while you are in residence. They will meet you at the home, give you a tour, and help you with any reservations or questions you may have. In addition, they can book in-home services such as private chefs, masseuses and additional housekeeping. They are fabulous at creating memorable vacations!

Are food costs included in the rental fee?

The costs of food and beverages are not included with your rental, even for those homes that include a chef or cook on staff.

Can I pre-order groceries?

Your private Concierge will be happy to stock your home with the food and beverages of your choice at an additional charge. Because some of our homes are in remote locations, we request you provide grocery lists at least 2 weeks in advance.

Can I hire a private / personal chef?

Absolutely! Our Concierge would be happy to assist you in booking a personal chef. Costs will vary based upon destination.

Is housekeeping included?

Some of our vacation homes include daily housekeeping, some a mid-stay clean, while others may offer it at an additional charge. An exit cleaning fee is required for each of our homes; the amount will be listed on your contract.

What is your policy on gratuity?

Leaving a gratuity for the staff at your destination is always encouraged but is left to the guest’s discretion and should be commensurate with the level of service received.
