Located in a private and tranquil spot, away from traffic noise, the villa is immersed in a setting where the lush greenery, olive trees, and characteristic terraces of the hilly landscape create a place of rare beauty and strong visual impact.
Recently restored by the owners, the property utilizes mainly ecological and recycled materials in harmony with the area’s topography, resulting in a modern and comfortable space seamlessly integrated into the natural surroundings. The stone-built structure accommodates up to 8 people and is surrounded by a beautiful garden, providing access to all indoor and outdoor areas. A modern infinity pool offers breathtaking views of Sant’Egidio and the impressive Monastery of the Capuccini. The poolside space is equipped with sunbeds and a pergola featuring a dining table and a fully equipped kitchen—perfect for al fresco dining amid the colors and scents of the Tuscan countryside. The villa also includes private parking.

Furnished by the owners for optimal comfort, Villa degli Ulivi features modern materials and high-quality finishes, creating bright spaces with luxurious design and large windows offering beautiful views of the surrounding landscape. The villa spans three floors, connected by an internal staircase and accessible via external entrances. It comprises four double bedrooms, each designed for well-being with bathrooms equipped for “Wellness & Comfort.”
The ground floor provides access to a fully equipped kitchen and dining room, leading directly to the infinity pool. This floor houses the first of four bedroom suites, complete with a bathroom featuring a Jacuzzi shower and chromotherapy. Additionally, there is a second double room suite with direct access to the panoramic terrace. This room includes a bathroom with a rain-effect shower, chromotherapy, a bathtub, and a romantic Turkish bath for two.
On the first floor, two more double rooms offer stunning views. One features a skylight and a full bathroom with a hydromassage shower and bath, while the second suite includes both a shower and a bath with aromatherapy. The lower part of the villa, the basement, offers a lounge area with sofas, satellite TV, a fireplace, a pool table, and a reading corner. Access to the lounge area is provided by the internal staircase or directly from the outside.
