Time & Place Homes has done it again… converting 5,000 square feet of unique living area into perhaps one of the most desirable in-town estates on Nantucket. Just a 3-minute walk to town or Steps Beach, this Cliff Road residence is extraordinarily private.

Approaching via the long Belgian block and manicured grass drive which opens to a charming courtyard of antique stone and lush landscaping, guests are struck by the wide carriage house doors which preview this estate’s lovely backyard views of the adjacent Coffin Park. 

This estate is perfect for those who seek a sophisticated in-town residence and the ability to host family and friends in a gracious yet relaxed manner.

Main House.

Pausing in the entry, visitors will be captivated by the grandeur of the two-story, light-filled foyer, as well as the two guest wings that flank the courtyard.  Beyond the West Wing lie the manicured lawn, pool, and spa, the verdant herb and cutting gardens, as well as the private access to Coffin Park (for romantic morning or sunset strolls, or lunch pick up at Something Natural).

Main Floor.

Beyond the gracious two-story staircase is the dramatic slate grey 25 foot first floor art gallery (featuring the owner’s collection of 17th Century Pisci prints).  The entry to the family room frames the view of Coffin Park.  The family room, with its 42 inch plasma television, Stereo Surround Sound system, and half bath, is the ideal entertainment area for adults and kids alike.  Looking through the large media/family room is the enchanting loggia which offers access to the very private 9 acre Coffin Park. Ascending the elegant light-filled staircase to the landing on the second floor (lit by two elegant white Venetian glass chandeliers), guests have the option of going north to the exterior balcony, where you can welcome other guests in the motor court below or into the estate’s Great Room. 

Great Room.

The Great Room enjoys multiple French door openings overlooking the pool and spa as well as Coffin Park; it has dramatic Cathedral ceilings, a handsome floor to ceiling fireplace, and beautiful heart of pine flooring.  Flanked on three sides by balconies, it truly is light-filled.  Decorated in linen, turquoise, and butternut yellow, and furnished with the owner's collection of Swedish, French and American antiques and artifacts; anchoring the seating area is a glorious Thomas O'Brien carpet in hues of taupe, aqua and cream, this relaxing space includes its own Stereo Surround Sound system. 

Dining Area.

Behind the Living Room area and in front of the raised kitchen is the dining area—easily serviced by the kitchen and positioned in the casual Nantucket style with a large distressed white oval pine table and chairs, allowing dinner guests viewing options of the large fireplace as well as the glorious outdoors.  There is also ample outdoor dining on the adjacent second floor balcony and poolside.

Kitchen.

This is a serious kitchen for a serious cook—and yet one that is also conducive to fun gatherings of family and friends.  Anchored by a large Viking range and oversized Sub-Zero refrigerator and a Sub-Zero wine cooler, it also has 2 Waterworks sinks and 2 Bosch dishwashers, this kitchen also boasts 2 large islands/work tables that are perfect for prep work or as eat-in dining areas.  There is ample storage space and the large kitchen opens beautifully to one of the two large rear balconies, which make delightful outdoor dining areas.  The designated chef will be able to enjoy the company of many in the light-filled, high ceiling kitchen (with stunning chandelier) as well as participate in the conversations that may be on-going in the adjacent Great Room or the loft above the kitchen.

Powder room.

Behind the kitchen is a private powder room for the use of dinner guests.

Library.

Adjacent to the kitchen is a small but handsome library and cozy sitting area.  It is perfect for that intimate pre-dinner cocktail gathering, or it can also function as the study for the adjacent Master Bedroom.  It also has French doors opening to a balcony facing Coffin Park and enjoys spectacular sunset views over the park.

Master Suite.

This Master Suite has it all—connecting private study and private balcony with park views, as well as a large walk-in closet, laundry, and luxurious master bath.  Decorated in soothing tones of soft grey and dove white, it is elegant and restful—all done in signature Time & Place style.  This is voluminous space and one may open the windows and  French doors to enjoy an abundance of light and those delightful Nantucket breezes—or one may make it cozy and warm on those cool Nantucket nights..  There is an area for sitting with a great book just in front of the balcony’s French doors, as well as seating on the balcony for one’s morning coffee or evening cocktail.  Practicality has been a careful consideration as well.  There is a 42” plasma and across from the King-size bed and a large walk-in closet, complete with the Master’s own stacked washer/dryer unit.  In addition, there is a small separate dressing area next to the Master bath.  The Master bath—all Waterworks, of course, has two sinks, a separate WC, and a multi-spray, oversized shower that allows for plenty of natural light.

Third Floor Loft/Widow’s Walk.

A fun and pleasant surprise is the unique loft area above the kitchen.  This is a great area for children to be playing table games or being part of the adult crowd without being under-foot.  It has dramatic lighting, which up lights the handsome beams and carries through the theme of soaring ceilings from the adjacent Great Room and kitchen.  One can access the large widow’s walk from this loft area, and from that widow’s walk one can partake in amazing views of the Town spires and the harbor and Nantucket Sound beyond. It also boasts its own 42" plasma television.

East Guest Wing.

The East Wing Cottage (also Provence in style) houses one of three Master Suites (two of which are on the first floor).  One approaches this cottage through a lovely garden set in Belgian stone adjacent to the court.  The entry foyer sets the tone with a French limestone floor, crystal chandelier, and elegant gilt mirror and mahogany foyer table.  To the left is the cottage’s living room with raised fire hearth fireplace, light pickled pine walls, and heart of pine floors.  Opening onto this living room is a galley kitchen and food-prep island.  
            
Completing the charming space is a ¾ Waterworks bath (with park views) and loft sleeping quarters (with two twin mattresses---younger ones will love climbing the ladder!).  Decorated in fresh, crisp tones of linen, pink, and Kittery green, this living area ties in with the Provence-style theme.  Practicality has not been overlooked, however, with the overstuffed charming club chairs in shades of coral, linen, and green, anticipating that a family with young children could host as many as 4 guests in this cottage and, similarly, serve dinner from your own kitchen. 

Flanking the East Wing cottage entry foyer is the master bedroom and bath, decorated in subtle, relaxing tones of linen and taupe with a lovely splash of color here and there.   The King bed is of the highest quality and is electronically firmness adjusted--designed to assure an incredible night’s sleep.  The bedroom also boasts a wall mounted flat screen Plasma TV.  The Waterworks bathroom carries through the linen and taupe theme in its Italian limestone, and its glass shower also enjoys Coffin Park views.    

South Guest Wing.

The adjacent 2-bedroom Guest Wing is entered through the charming porte cochere and includes a family/media room complete with two bedrooms (both with Queen beds) and two baths.  The guest wing was designed so that it can easily accommodate, but can also be used by, 2 couples (each enjoying a private en-suite bath) who share a common and private entertaining space.

West Guest Wing.

The West Wing Cottage (or Pool House) is accessed through the art gallery and is consistent with all t3 Master Suites, as the West Wing also has its own living room, prep kitchen, and laundry, as well as luxurious Master bedroom (with Queen-sized bed) and bath.  This suite, too, enjoys multiple French doors opening to a landscaped patio and the pool and spa and cutting gardens beyond.  Decorated in vibrant variations of aqua, rich Chinese red, and cream, this Pool House Suite beckons guests to entertain poolside or retreat into their own private oasis. 

Exterior Features.

Guests will certainly enjoy the privacy and security afforded by this secluded In-Town Estate—and yet will be just a 3-4 minute walk to the finest restaurants and shops Nantucket has to offer.  In addition, the beautiful gardens and mature plantings afford another layer of privacy.
